Hinged & pivot door repair

Doors that drop, drag on the floor, swing on their own or refuse to latch are usually a hinge, pivot or closer problem, and usually adjustable or repairable rather than a replacement.

Sound familiar?

  • Door has dropped and drags on the floor or threshold
  • Will not latch or align with the strike / lock
  • Swings open or shut on its own
  • Slams or will not close properly (closer issue)
  • Pivot door no longer swings smoothly or centres

Likely causes

Worn or loose hinges

Hinges wear or fixings loosen, so the leaf drops out of line.

Pivot out of adjustment

Floor and head pivots drift, so a heavy leaf binds or fails to centre.

Failed door closer

A worn closer slams the door or leaves it swinging.

Frame or floor movement

Settlement or a lifted floor changes the clearances.

Safety: A large, heavy or dropped door, especially a pivot leaf, can be awkward and heavy to handle. Avoid propping or wedging a failing door in a way that could let it fall; note in your enquiry if it is a large glass leaf.

What a photo tells us

  • Visible hinge, pivot or closer condition
  • Any damage to the frame or threshold

Repair or replace?

Most hinged and pivot faults are adjustment, new hinges/pivots or a new closer, not replacement. If the leaf itself is bent or the frame has failed, we will advise replacement honestly, see hinged & pivot doors.
